
Phillips Point
Iconic towers reimagined for modern waterfront prestige

Related Ross engaged HLW, in conjunction with Roger Ferris + Partners as the design architect, to renovate the Phillips Point Office towers in downtown West Palm Beach.
Phillips Point, located at 777 S. Flagler Dr, is an exclusive office complex located on 4.2 acres with 460,080 rentable square feet among two office towers, the East and West towers, plus a ground floor retail promenade. Originally built in the 1980’s, the towers soon became an icon of downtown. This Landmark location and the architecture of Phillips Point offers unobstructed and stunning views of the Intercoastal Waterway, Atlantic Ocean, the Island of Palm Beach and downtown West Palm Beach for all the office space and portions of the retail promenade area. On the east corner of the arcade, we have removed the existing fountain and increased the arcade to accommodate an outdoor dining terrace for the new restaurant being created in the retail area of the promenade.
The renovations include two new entry drop offs, a new colonnade at the ground level retail promenade and replacing all the windows and retail storefronts with hurricane impact glass. The renovation will create a more modern façade with better signage for the ground level tenants. The fading façade will be re-covered with plaster and will be articulated to give the tower a new, modern feel. The renovation will also include upgrading the emergency generators and electrical equipment as well as creating more fuel storage to increase the run time on the generators.
HLW, will also be collaborating with the design firm, Ingrao, to upgrade the two main lobbies, common core lobbies and restrooms. The interior modernization will also include upgrades to the elevator cabs and the integration of destination dispatch to bring the level of detail that Related Ross requires in their Class A office towers. As part of the interior design HLW will create two new spec floors, one in each tower.
