HLW’s transformation of 8 Sylvan Way positions the Parsippany property as a top-tier business address through a strategic convergence of architecture, interior design, and placemaking. After repositioning the building in 2007, HLW was invited back to refresh and reimagine the building to attract new clients. The 24,000-square-foot lobby and ground-floor amenity spaces have been comprehensively repositioned to enhance first impressions, support modern workplace needs, and strengthen the building’s competitive edge within the regional office market.
The project redefines the ground floor as a vibrant hub for collaboration, learning, and community. A revitalized lobby establishes a warm yet sophisticated tone, conceived as a bold canvas of moody textures contrasted with light stone to create depth, contrast, and visual richness. Beyond the lobby, a robust amenity offering unfolds, including an expanded conference center with flexible training environments, a modernized boardroom, and a café-connected suite of training rooms capable of hosting town hall events for more than 350 people. A full-service kitchen and café with seating for 200, alongside a state-of-the-art fitness center with locker rooms and showers, further reinforces the building’s role as a daily destination.
Architectural upgrades extend beyond the interior, reinforcing a cohesive identity from curb to lobby. Exterior improvements include a redesigned entry canopy, prominent new building signage, and comprehensive landscape enhancements. Decorative pavers, upgraded parking areas, and pedestrian walk paths introduce moments of activity and engagement across the site, supporting both wellness and community-building while strengthening the property’s campus-like character.
